Material selection is guided by function and durability, whether single-ply membranes (TPO, PVC, EPDM), built-up or modified bitumen systems, plaza and façade assemblies, or site paving and waterproofing applications. Each design integrates energy efficiency, moisture protection, and constructability considerations while maintaining compliance with applicable codes and standards including FM Global, ASTM, NRCA, and the International Building Code (IBC).
SPECIFICATION
During the specification phase, detailed technical documents are developed to define the performance, material, and installation requirements for roofing, envelope, pavement, and waterproofing systems. Specifications establish standards for components such as insulation type and thickness, attachment methods, fasteners, sealants, coatings, and flashing assemblies; ensuring each system is constructed with consistency and precision. They also address critical design factors including drainage, waterproofing details, wind uplift resistance, fire ratings, and thermal performance. Each specification is tailored to the project’s design intent and includes warranty requirements, quality assurance measures, and maintenance provisions to promote long-term performance and reduce lifecycle costs.
BID
The bidding process is a critical step in securing a qualified contractor while maintaining cost control and quality assurance. We will prepare comprehensive bid documents, pre-qualify contractors based on licensing, experience, and financial stability, and facilitate pre-bid meetings to address contractor questions.
